Orino Komura, the owner and seller, is the widow of Hiyakujiro Komura, and the administratrix
of his will. This transfer is to move the property from the estate (and her as the
administrix) to her as the beneficiary. Transfer documents include an affidavit from
lawyer Albert Henry Young indicating that Orino Komura is only able to speak and understand
Japanese, that she can sign her name in English, that he has explained the terms of
the transfer documents to her, and that she has signed willingly. It also contains
an affidavit from Orino Komura, which says that she is the Administratrix of Hiyakujiro
Komura's will, that he died in Japan 1937-12-19, the she "was in close touch with
[her] late husband's personal and business transactions and obligations," that all
of his debts have been paid and that she is his only beneficiary. The affidavit also
lists his properties at the time of his death as: "City of Vancouver: Lot 18, Blk.
4, D.L. 196, Group 1, N.W.D. Map 184; City of Vancouver: Lot 16, Blk. 4, D.L. 196,
