Transfer includes letter from Thomas McNair of Edwards, McNair & Russell, Estate Agents
to District Resigstrar of Titles, explaining why property was sold for less than assessed
value of $18,325, "which in view of conditions now exisiting in what was formerly
the Japanese section is excessive. Retail business there is practically non-existant,
and rentals of the buildings which are occupied are extremely low, and little more
than cover taxes [and] other outgoings. The property in question has been on the market
for some years without our being able to interest purchasers, at anything like a fair
price. We have had offers as low as $7500. which we felt were too low to even put
before the owners. We consider that the price we have now obtained for the property
is quite fair in view of present conditions, and is in line with other sales which
have taken place in the district recently. The assessment is excessive."
